Okay, this could be big........*Updated*(again)

So, our realtor just called. We had a showing on Sunday, the people liked our house, even went so far as to have thier realtor write up an offer. But they decided against it cause they didn't think our backyard was kid friendly enough. Okay, fine, I can see this (grrrrrrrrrrrrrrr), whatever. So flippin close yet soooo far away.
But then she says that another realtor called her today, a man from New Jersey called her and put in an offer on our house, sight unseen. Problem? It's a pretty low offer. Not surprising, we're assuming he's an investor who wants it for a rental property. It's about $15,000 less than the lowest offer we were prepared to take. Arrrggghhhh!!!
Our realtor is going to "crunch some numbers" and get back with us so we can see what our options are for a counter-offer. Oh my gawd, mamas!!! You have no idea how much we want this! Please, please vibe us that he really is interested and he just low-balled it the first time, but he'll accept a higher counter-offer!!! We really need this.

*Okay, get this. So as I'm driving home, my realtor calls again. The guy who looked at our house yesterday put in an offer. Guess how much? The EXACT same flippin offer as the first guy!! WTF?!?! At least this guy actually saw the house in person. His was a verbal offer, so we started with him. We countered back and now we're just waiting to hear back. I'm not expecting him to counter with enough, but we do have the magical HM vibes swirling around, so who knows!*

**Well, both of the buyers countered back with the SAME offer, about $8000 less than we will take. They both said that was as high as they would go. I swear we're dealing with the same damn person here!! So, we countered back with our lowest we would accept, we'll see what they say. Probably a no from both, but I'm okay with that. I wouldn't feel good accepting any lower. On the up side, we have another showing in a couple of hours, so maybe they'll be the ones!**

don't give up - here is what i got:

hands down best offer - no bullshit! - getting what you want/need, no struggle/stress - easy/easy.

try not to worry - it might take a 3rd party to really set it straight and offer you what you want, but everything will work out.
